I know some people to where I could get equity partners or potentially some private money to fund the entire purchase price, but this would obviously impact cash flow, and I want to feel good about the investment before pitching it to others (hence this post).What do you think?

Unfortunately, neither of those things change the potential negative impact working multiple agents simultaneously can have on ones business and their  reputation.

If your screening involves multiple area's of consideration (income, rental history, credit, etc.) and you remain consistent in all areas, you greatly reduce the chances of disparate impact.
