That is the possible chance for evictions and or ability to collect rents overtime, PM averages for that street etc...then compares the overall quality of the cash flow, rates that location 1-100 for a nationwide average basis.

Collecting damages for past due rent and outstanding sewer bills (that get assessed to my taxes) would certainly be nice too.

It could be like China which has no real estate licensing nationwide anyone can do anything.. but being that we do have license laws in all 50 states .. its just up to those that want to follow them.. or if you get caught you suffer the consequences.On the CA BRE website there is a tab front page   ( if you suspect unlicensed activity file complaint here) in Oregon you put a craiglist ad in or mass e mail or sign in the yard on a home you don't own.. and your going to get wrung up.. this state is pretty aggressive .. same with lending without a license they go really hard against those folks.that's my take on this whole thing..

They will typically have more flexibility than the big branches.There are also plenty of nationwide lenders.
