Where to find best Lenders

I'll be shopping around for my first Rental once the weather gets warmer. I'm wondering where others have found the best deal starting out? Do I go to my bank as my 1st option for non-owner occupied home? Do I have to find a small bank? Who would typically give me the best rate?

This part of the process I don't quite understand.
