@Dick Stevens the reason I stayed with them so long is that in the contract it states I had to give them 90 day notice to cancel or I will need to continue to pay them service fees for each month until contract ends.

In my location, I would have to give them a delivered 30 day notice to vacate.   

You become the conflict resolution mediator, which may not be a role you want to have, but it is better than tenants turning in their notice.
