I just had a meeting with a local Realtor this morning and checked out 4 homes one looks promising asking 72000 it's bank owned the realtor says it might go for 50,000 it's a double wide on about an acre of land built in 1997 it's in a country setting and all the work it needs is some new counters, Carpeting, Paint and some drywall and patches in some areas. wish me luck!

Some agent that hasn't figured out that working with me will be waaaaay easier :roll: posted on her FB wall this morning an article by some other dude on some Broker/agent site: blaaaaaaahAnyways, it appears during his conversation with the BofA worker drone negotiator that the investor will pull the sellers credit to make sure they're not paying any other debts either.

I have not run the numbers but this may well be a profitable strategy as these investors will likely accept a cap rate that is market driven if the risk is spread out wide enough - thus making the value of the packaged asset worth more than the sum of each if they were sold one by one.As a disclaimer -I am just typing this out this morning and have not run the numbers - so my little theory may not pencil out.
