You need someone local.Even if someone like myself walked through a unit and gave you a tight number, it would be worthless because I don't know what subs/materials/etc go for in your area.

I took far longer to do the work than a professional as I only had weekends but it was far quicker than 6 months. and about a tenth the cost counting materials only.

You'll have first-hand experience dealing with contractors, materials, crunching numbers and if you don't quite have that backing, it can be difficult to communicate your expectations to any teams/contacts you build OOS. 

Given this last 15 months plus with sky rocketing material cost, increase in labor cost, more expensive acquisition prices, etc; getting some real time insight from on the ground investors, builders, contractors, flippers, developers is some value I hope to add to the community as a whole.
