It might help to get a more accurate opinion on costs if you mention what type of medical practice would be utilizing the space, i.e. if there is anything in particular that you need to have the space accommodate like procedures, x-ray, gas lines, etc.

I don't give any tenants leeway unless they 1) Have a well established payment record with ME, at least a year) and 2) Their reason being late can be documented and is beyond their personal control (payroll change over of companies, personal robbery, medical emergency of the tenant not a family member that leaves them incapacitated).

Keep in mind that I have no experience in buying and selling real estate in anything other than the mainstream world of realtors and traditional mortgages so that I don't mean that to be argumentative so much as it is a genuine question of why I would sell to a wholesaler.
