Now those same props are selling for 100k ++++  ALL areas in ALL of Cleveland have doubled tripled or much more over the last 10 years.Good luck Neighborhoodscout lists Cleveland appreciation for last 10 years as 5 out of 10 which is not bad, but not great.  

Leverage has always been low on my list of concerns. 

People stop paying rent, emergencies happen, people go to jail, and the list goes on and on.

I'd get on some off-market lists, but avoid those areas(NE Durham, most of 27610 just south of the ITB, etc.).

Its fast and easy.I have just listed a mid term rental on Furnished Finder.
