funding with my own funds, but only paid 20k for the lot (4 unit lot) and plan to pay about 200-300K in building costs.I might just sit on it for 10 yrs as well... if I get 2K appreciation a year thats a 10% return.I also am intrigued on doing what indian tribes do - 50-99 yr long term lease on the land.as I probably could get $2000 a yr for the rest of my life.

Given that last sentence I see one option, screen everyone thoroughly, lease it out and make sure that the lease states they cannot bring others in to live there.

I have been thinking over lease to own and rent to own property.

Hey Gang,I just had a renter who's lease was set to end on June 30th, send me an email on May 20 of their intent not to renew. 

The other property is riskier due to its higher asking price, lack of signed leases, and structural issues to the duplex.

He should report issues with the property if they are a big deal and he may try to negotiate a longer term lease if he wants to stay long term.

How easy is it to find month-to-month leases in Houston, TX?

Any recommendations for a lawyer in Madison, WI who is good with lease agreements and addendums?

The PM charges me 13% flat rate (so not lease fee no renewal fee no upcharge on services etc etc) which works out for us.  

My biggest concern is that he said the tenant is on a month to month lease, (and he has not been exactly truthful on several statements) and the tenant says she is on a 1yr lease and wants to stay.
