And I don't see supply catching up anytime soon -- sound off if you don't agree, maybe you see something I don't.I read in some other threads here that the new stuff being built is the newer/nicer and larger scale MF units, and obviously that is going to rent at higher rates, being newer/nicer and all.

:@Peter Prawel someone made a post here once talking about how his hard money lender kept backing out of his deals only to find out later tjat the lender bought three of them himself and kept it secret while still getting him to bird-dog more dealsmost real HML I know the last thing they want to do is rehab houses LOL.. they are busy enough just keeping their own loans on track. can it happen sure it can.. but is it the norm with larger known HML no way..

(if you PM /email me the address I would be glad to pull some data for you)...At a glance, you are completing a renovation on this property, but your expenses are sky high for operations...why would you have operating expenses for a freshly renovated property...and CapEX...logically, your expenses would be significantly lower for things like maintenance/repairs...Glad to assist further

It's a 4-unit property, and I'm leaning towards letting them know as a courtesy (but would probably treat it a bit differently if a larger property if they aren't impacted).

If you intend on using FHA again, you of course have the issue of proving that the you either had a material life change warranting a larger property (had children) or you are moving far away for work.

At which point I would have to come out of pocket ($18k additional for $80k total renovation) to succeed in renovating the property to its full appraisal potential.
