We were able to do several renovations by adding in a kitchen downstairs, converting it into a non conforming duplex, adding central a/c, complete update of the landscaping, fencing, and many other small renovations to add value and forced appreciation into the property.

Utilities (water, gas line, power, sewer etc ) You could be $50k to $100k in before breaking ground on your project + $150 to $250 per ssquare feet to build plus landscaping.... if you are in CA or any place where price per sq feet is selling for $400/500 p. sq ft or higher... then it makes sense.

Any house you look at regardless if it is fully rehabbed or in crap condition, it IS in its "As-Is Condition" at that time.As far as value, if you are asking how I would define the As-Is Value, the answer would always vary based on that particular opportunity.For instance, lets say we have a house that needs paint, landscaping, and new flooring, but the rest of the house is in great shape as are the mechanicals, roof, foundation, stucco, etc.
