Added central HVAC, remodeled entire kitchen, knocked down a wall, installed new siding, new plumbing, new appliances, basement waterproofed, refinished wood floors, removed popcorn ceilings Lessons learned?

I am a design engineer by day, and I'm looking to diversify my index fund investments into real estate.

We siliconed the quarterround at the kitchen cabinet bases...yes it even survived in the kitchen with only a bit of peaking in a seam in front of the sink.

In the markets in Indy i am talking about we still get lots for 50 to 100k and sell at as mentioned 350 to 500k. for 2 to 3k sq ft new homes of basically the modern designs..

I am trying to find something that needs some cosmetic fixes and needs an upgrade to kitchen.

With kitchen and bathrooms needing major updates, it could take a while.  

Are the kitchens remodeled to similar spec?

I need to repaint a 2bd/2ba condo and a potential kitchen remod in the future.

I want to update the kitchen too, so that would help.

Technically you could do that, but this is not what this rules is designed for.
