I did a little extra homework on this one.

I put in probably 60 hours per week, but I do take off whenever my kids have stuff going on.

Any other relatives involved, some kids like to keep tabs on what mom is up to and problems can arise, better know who influences your seller.

My first and foremost reason is my wife and kids.

I'm very motivated, both b/c I enjoy it, and b/c I have young kids so I want them to grow up in a good area.

I've seen similar to what John McCombs pointed out; car loans totaling up to almost what the rent was - those are not good prospects.But for people with or without kids, I still use 3x, and then I look at their monthly obligations as itemized on their credit report to see if they are on the hook for something big per month.

Just remember, when little kids learn to walk around 1 years old, most often they teeter around and perhaps fall a little, but then when they figure it out, you see them start zooming around the house as fast as their little legs can carry them!
