After removing the drywall and investigating, I found that there had been a slow hidden leak for some time eroding the mortar on the interior wythe of bricks, so now they can be easily removed from the wall by hand.

A lot of joinery techniques from pockets screw/rabbets and I have grown a passion for woodworking/interior design during the process. 

With NNN leases the tenant also typically pays for all their own utilities and maintains the interior of their premises plus regular scheduled maintenance (not replacement) of HVAC systems.

I’m suspicious because when the tenants moved in they wanted to paint the interior (themselves) and I declined because they wanted to use dark purples/oranges etc and it just had been painted anyway.

The buildings are nice brick exteriors with interior common areas.
