Dealing with insurance and repairs is secondary to the wellbeing of your tenants and neighbors.Once you've confirmed everyone's safety, it's important to document everything thoroughly.

House hacking with a multifamily unit sounds like a smart strategy,I'd recommend starting by checking out local market conditions and connecting with other investors nearby.

In the future, I think both the large house and the ADU have great potential for AirBNB or Medium Term strategies.
