The seller also owed money to two other underlying liens (aka a wrap or AITD) so the payoff went to the servicer with strict instructions on how to disburse to be sure all liens were paid and released (with the seller getting the net as @Jon Holdman mentioned).

Fortunately, Title had been in communication with the seller and had noted that the seller had repeatedly neglected to order a final water reading, per Title's instructions.

@Valentyn SvitYou can use Chicago title in Roseville if you are If they are just buying and then selling concurrently yes, but all parties from the 1st and 2nd leg have to acknowledge instructions that they are aware this is happening, since the 2nd leg will never have a prelim vested in the sellers name and typically financing involved, it usually is not acceptable. this is direct from Chicago title. 916-783-7195,

@Wilson Churchill I gave up listing the houses on the free sites about 2 yrs after I started this amazing business. the quality of people on the MLS is 450x better than the trash that's on all the other sites (combined). the calls, the missed appointments, the no shows, the dum-dums that can't read directions/instructions, those that think their $2.56 balance in their bank account will qualify them to live in one of my houses. please..who needs that stuff. i am happy to pay the agent ONE month's rent and have them deal with the people and stay there 4 hrs for an open house.
