I have no idea what car dealerships bring in monthly so I am not sure if they could afford a lease. 

I only plan to hold it for another 5-7 years then I’ll 1031 Exchange it for another property.

Is your goal to flip homes and/or do "buy and hold" real estate investing?

Rental rates are holding strong, which is promising for investors.

We intend on holding the property indefinitely, doing minor improvements.
