Thank you all for your feedback.I did put the house into a contract, but after a survey inspection, some issues arose with the location of the house.

Rental  1) Value 190 000 with a mortgage of 75 00  at 4.8%  15 years fixed  (with inlaws as co-signer)Rental 2) Value 175 000 with a mortgage of 71 00 at 4.525% 30 years fixedRental 3) Value 150 000 on a land contract  ballon in 3 years at 4.5%  the ballon is 110 000our primary house is value to 285 000 with a mortgage of 160 000 at 4% on a 30 year fixedMy question is what should we do with the "Rental 3"?

I am under contract for my first property in Lubbock, TX.

Our general contracting business is in a HCOL City (one of the hottest markets in the States), and we are doing better than we expected, and my partners now want to transition into real estate investing.

Hopefully that way, if you cant buy it then at least you will get a listing contract . 

Whether you create an LLC or just a private contract... it needs to be written down so everyone is aware of the expectations.

I would not wait until you have a property under contract to figure out if they want to work with you. 

I know a wholesaler that has a contract that he is looking to sell in Williamsburg now. 

I recently went under contract on a deal on LoopNet that cash flowed at a current 8% Cap Rate with a very easy value add that would increase the value of the property over $1.5M just by raising rents with out doing any rehab. 

I have PROPERTIES CURRENTLY IN POSSIBLE CONTRACT and I need someone to help me out.
