On the surface it doesn't appear to support a buy and hold environment or at least not at the current market values I'm coming across.

Absolutely, if you can replace this house with more houses that net more money.That is hard to do in this economic environment.  

Ive done a lot of flips and JVs, but I wanted to get some feedback on others experience of structure in todays environment.  

I think the reason in recent history (since 1980) that it has been a low chance of the due on sale clause being called is because we have been in a perpetual falling interest rate environment.

There tends to be a relationship, especially in today's interest rate environment between cash flow & crime.

A severely low housing stock and unmet demand means that development is a promising strategy in this environment. 

This can contribute to a stable rental demand, which is crucial for multifamily investments.Population Growth:Markets experiencing population growth often indicate a healthy real estate environment.

Thanks to the huge tax perks available to those who build more green properties, it’s a win-win scenario of being able to help the environment while also being rewarded financially.

But, I wouldn't let the price point deter you too much - in this rate environment there are deals to be made and there are strategies you can implement with your agent to get a permanent or temporary lower rate.
