It sounds like a live-in-flip could be an option for you but definitely start listening to the podcasts and get some books on flipping if that‘s what interests you- J.

@Joe VilleneuveAnd I agree I certainly will let the numbers guide me, but I'd like the numbers to work in an area that I can reasonably assume will appreciate over time.

Do it by the book and be lenient.

Obviously listen to the podcasts, read the forums & blogs, the online guides, and the BP books are excellent as well.

Some of the more high volume investors will have at least one part time person helping them out like a book keeper, maintenance call service or someone to help with scanning/sorting documents.

Anyone have any recommendations for a book on constructing a new apartment complex and not just any other book that speaks like an infomericial, but something that is more of a guideline, with more step by step (high level is ok) instructions.
