Now keep in mind I didn't know anything about real estate when I purchased the house (and probably still don't in the grand scheme of things) and the real estate agent helped me with a lot of information that I didn't know.  

I'm wondering can an out of state investor buy REO properties and use the city grands for rehab without the residency requirements?

You’ll be able to get an extra grand a month in rent off it.

I've had newbies that hit that grand slam. 

I go back to if someone is to use your unit as an STR, why choose an unlicensed, uninsured, low asset  arbitrager over a licensed, insured, professional PM that has a team of employees, lots of experience, a grand network, etc.?  

Property values are high, but the price to rent ratio is hard to pull good numbers from unless you've gotten the grand slam deal of a century.

I am about 4 hours north in Grand Rapids, MI area but looking into other markets.
