What do you guys think Greenfield-Grand River area in Detroit ?

In South Bay or Peninsula it is hard to get $6 grand rent unless you are in PA or SFO.

When it's not a failure, it's a grand slam home run.

Another question is, i have also heard on the BP podcast and Grand Cardone podcasts, that some have even gone as far as to use an FHA Loan for the property, even though they arent living in it. 

Just looked at a hoarder house, owners are unable to catch up on the note in a class A neighborhood.Partner’s wife walked out the stink was too much.Now we just run numbers, pay off note give them a few grand to get to different location.Never seen a hoarder house like this, I see dollars but still wonder if it is wise?

The site plan is currently under review and so far no design issues.I own the entire lot right now and will be selling each of the 6 lots to the new home buyers so they can obtain their own construction loan.  

So I have been researching areas like Houston and Phoenix and Grand Rapids.
