I want the home to be a safe environment for my tenants, but it's not worthwhile to continue to closing if I'm going to end up with a very large remediation bill.  

@Marcus Johnson - I admire your drive and focus to buckle down and grind through the $28k in loans.If you have not already, you benefit from developing a personal budget to have an intrinsic understanding of what all your personal liabilities are, what you should be making and what your savings and investment requirement should be, in an environment where the future of social security and it solvency is suspect. 

lots of fish in the sea... why knowlingly buy into trouble..unless your getting this at a foreclosure type price and your adjusting risk with reward.

In some areas, code enforcement has bigger fish to fry than an existing unpermitted addition, as long as it is not obviously a zoning violation, there are no life safety issues, and the neighbors haven't complained.  

I'm fascinated with the built environment, how city neighbourhoods form and flourish, and how I can invest in buildings that can contribute to building better places.

@Stephen Masek I am sure that the environment company that I hired did not review the permit files.

It is like fishing everyone goes to the other side of the lake instead of right off their own dock.

@Kevin Jorgensen,Right now, home prices are a delicate balance between supply and demand, and the availability of financing.Demand is a big factor driving prices, but demand is being artificially dampened by tight lending guidelines (as opposed to the predatory lending environment which precipitated the crash).

shop vac them up and tell tenant that they need to properly dispose of their cigarette butts you have no problem making it a smoke free environment if they can't comply.Yup drop off a notice and if you feel like adding any additional clean up will be charge of $25.00  go ahead.We had decks and patio's in winter the butts went over the edge in spring it looked like a ashtray,, notice went out every spring and we charged units where cigarette butts were tossed out of for cleanup if they didn't go down and clean them up themselves..
