Not sure what your current living situation is, but you may have an opportunity to get into a new home with a Mother in Law suite, or an ADU that you can STR, just to see if that rental strategy works for you.

I have a similar situation where the tenant owed 6300 for the past few months ive been getting an extra 500 from her bring it down to around 3800 but now her portion for the rent has gone up drastically for the new lease renewal so I probably wont be seeing much more and will be cutting my losses next time they are behind.
