If anything comes close to it, I analyze the numbers deeper to get a true picture of what it can do and then make my decision.If you're having trouble finding properties that meet your criteria, you'll have to work harder.

I have deep emotional ties to this home.

It's a little white lie, but it will get you off the hook and remove any pressure from you to cave into the emotions and make a bad business decision in your new chapter in life. 

Also, am I being emotional pulling the deal.

That’s a personal decision only you can make .for many owning their home is deeply personal and emotional matter ( myself included)  I know I surely wouldn’t sell my families home simply because I can’t get a tax incentive on it or other houses went up in value around me .

so I have a house under contract, this is for my primary residence in rock hill sc that I intend to house hack, and in my due diligence period the inspector found evidence of powder post beetles and extremely high moisture under the house and I'm wondering what this could end up costing me if i get it treated and have a vapor barrier put into the house and put up gutters to get this house to qualify for the loan and then it proves the damage is a lot deeper than inspected like into the sub floor i included some pictures to show the damage the inspector found  still have a week and a half till my due diligence is up (2/26/19)the really wet part is the beam at the front of the house around where the front door is 

I wasn't an "activist", just wanted to know a "big picture".That shutdown inspired me to look deeper and my feelings of being lied to and grossly misled have only got worse over the years.

I am now operating on a budget and would like to know from more experienced investors; is it better to go deeper when marketing or wider?

They are now looking to you to both mitigate their loss and their ineptitude since they perceive you are more responsible and deeper pocketed then your tenant.
