I’m going to see how the tenants attitude and behavior progresses for a couple of months to make my final decision but I was thinking of not renewing the lease to get around the eviction issue because I don’t have to renew a lease.

Are they bringing the financing, hands on help, admin decisions, etc.? 

Key considerations, I'm not handy and don't relish the idea of being a landlord, so I'd probably spend on a project manager (limiting my upside), but I can also see the potential upside of holding the property as an asset on the books either way.My question for the community is, what should I think about in making my decision? 

The sellers are wanting the appraisal to be completed before they make a decision on the concession request.How would the appraisal be beneficial or provide leverage for the sellers?

Assuming you don't have any partners, who else would be involved in the decision making process?

All of this you can do by yourself as an out-of-state investor, but it's your decision at the end of the day.

With this is mind, I would research multiple markets and narrow down on one to two, or make the decision to invest in your market.

The the sellers can properly make an educated decision, but then how many people would want to buy a house where the foundation is end of life and to fix it is a 20k expense.The void wall is not that big of a deal as long as the home can properly cool or heat, which I believe just roof insulation and the right tonnage will accomplish.
