You risk a fire or something bad happening to the tenant and getting sued and having that injury or death on you conscience.

Her death voids lease in the sense that you wont be able to charge and breaking lease fees (may vary by state) but the estate is responsible for rent until unit is cleaned out. if they are out by end of November, you can charge full nov rent. if they drag there feet, you will still charge December rent.

I am starting to think that I should send the typical probate letter acknowledging the death with condolences and sending it to the PR which I assume is the executor.I am looking for advice and others experience with some rates of letters to leads conversion.
