There are a few websites such as Evernote and Airdna.co where you can look at data pulled straight from listings in those zip codes.

Since this thread, I actually figured out that my assumptions about how the taxes were calculated were all wrong, and I've created an updated set of data that is actually even less in my favor.  

Allow efficient activity average of 5 mins a property (including sourcing data).

And yes, debt service comes AFTER the NOI on the Annual Property Operating Data form.  

Personally I like non window envelopes, but I don't really have any data to back up that preference.  

Matt,I am speaking to marketing, when the lead comes in they need to be set up for multiple campaigns and alerts, I am speaking to several things:new similar listingschanges on the properties showed(price, sold..etc)market reports for potential sellers, which would give prospect insight on what their property is worth All of this data is in MLS and it would require lots of manual work to compile data like that on regular basesFrom what I understand all of this can be set up in Top Producer, so these campaigns and alerts are triggered automatically.Let me know if that makes sense
