What is your current living situation?

The strategy of wholesaling is appealing to me based on my current circumstances.

The current rents are well below the medium for the area.

It is currently vacant so I am having a hard time understanding why there is a limit.

To work most effectively, both of these techniques need to be “tweaked” or modified to best work with whatever the current real estate market is.  

I'm currently also the property manager. 

I am currently looking at a Duplex there.

In my opinion real estate isn't that attractive compared to the stock market (currently) - or even your money sitting in a high yield savings account earning 5%.
