Only to find out much later found out that the marketing outfit did locate the owner but went around me and pitched the property to other investors as well without my consent.Any suggestions in this scenario or recommendations of service providers who would not try to steal a deal from under you?

Obscure problems will create headaches and cost $$$ plumbing issues, electrical issues, crooked walls ect..I would recommend hiring a qualified inspector when you get a property under contract.

The workmanship on the trim boards--yikes; the just don't give a #### big space at one end and the what appears to be black bathroom (possibly non-paintable silicone at the other end, and a quarter round abutting the mis-sized piece.This certainly does not live up to may standards, but I have seem similar in run down class C SFH's, in Texas.Supervise your workers and be specific about the type of workmanship you want and the parts you want used...Just replace the trim boards, can sometimes get you this cheapy looking result (no excuse for using that mis-cut piece though or the black silcone looking stuff).And the darker grey wall appears crooked(???)

The goal with both is to prove to them that they can earn a good return on investment and (more importantly) that their money is safe (i.e. prove to them you're not going to steal their money and run off to Mexico).

People can get criminal records for life for stealing from Walmart, but let them hold up stealing rent in somebody else’s property for over a year and they’re a protected class it seems.
