It can be done but the courts don't like to do it and if the tenant fights it, the process can drag out for months.2) if the tenant is on a month to month then you or the current owner can give notice according to the written agreement that is in place.

I guess in a red-hot market (Portland or San Francisco maybe), good tenants can appear desperate.

It appears that the crime is relatively low and the schools are decent in the general area.

From what I've been reading, it appears .6% - 1.25% of property value is a reasonable range to use for SFH's.  

The court posted an eviction notice on the door.
