I agree with Bruce Runn new investors should stay local on their first couple of deals, stay out of high crime areas and large buildings.

No price effect....in a couple of weeks it will be back to normal. 

I have hotel experience and have an idea to offer the owner to lease the property maybe with option to buy and also hopefully negotiate a couple of point for myself the property sells while I have a lease on it. 

But since it is really difficult to buy cash flowing property in San Diego i decided to focus on doing a couple of flips a year.  

I also recommend attending events posted on events section here  on bigger pockets or meetup.com.

I actually have a hard time even going East of University - with a couple of notable exceptions (SW corner of South Overton and the very west side of Heart of Lubbock.  

I have a couple of properties in my area just not sure if I want to invest in another state.

She actually brought me a couple properties that could be great for both of us. 

Jumbo loan rates a couple years ago actually dropped below the conforming loan rates for awhile.

Mind you, this was a couple of days AFTER we said we would be interested at the 125 mark...And yes, I essentially waited them out.
