And they are bulky and hard to move (especially with stairs).Some of my best tips are to make peace with it and get to know your appliance delivery person on a first name basis (they may prevent back surgery for you!).

Anyways, I found a property that I very much liked, I went and checked it out and it was in really excellent conditions, really small cosmetic details to be fixed. 

Would you touch any of the mechanicals inside the wall if they don't need fixing to prevent future problems or would you just do cosmetic stuff?

The house needs overall cosmetic maintenance and rehab work, maybe some drywall work also. 

I was thinking something that needed basic cosmetic work and maybe some  light mechanical work to save money overall ,then moving in immediately.

In my opinion, most of the issues they requested were cosmetic in nature and I do not think I am necessarily legally responsible for them. 

I have a condo that was a very quick rehab (mostly cosmetic in nature).

He implied that it would be about 5-10k, and that no major work was needed. just cosmetic repairs from the previous tenants.

Then look past the cosmetics...look at durability, safety, foundation, construction, etc.  

I've seen people start with "light" or "cosmetic" flips, so they could get vanilla Fannie loans which require no experience.
