I also found out that while "code upgrade" coverage in an insurance policy covered this for my house it wouldn't cover it for a detached garage.

@Naveen Desai The 2 most important guidelines for a commercial loan are the Debt Service Coverage Ratio (DSCR) and LTV.Basically, the DSCR is the ratio of NOI to annual debt service.
