You might profit $25k on it if you are lucky so a 25% ROI get it done in 6 months and thats a 100% annual return Risk same as above. 3- buy 4 doors at market value via turnkey or just on the MLS less risk but still some. 4- buy into a syndication on a large apartment complex with several other investors. less risk overall but probably a little less return but still a good return.

It sounds like the process is much more complex than a standard loan and would need a legal review of all of the TIC documents prior to close which might slow down the process.

Prove to the brokers that you are willing to pay reasonable prices and have the wherewithal to actually take down a 100-300 unit complex, and you will see real deals.To answer your question directly though, if you really want them to be chasing down potential deals for you, I would put your money where your mouth is and pay them to do so, whether or not you close on a deal.
