I'm not experiencing much of a slow down in my market, even with the interest rates being higher. 

Cheap properties are cheap for a reason.

Which is about 3 months of rent but i can deduct thay in my taxes against rent.Or are you guys using Heloc as I won't be able to deduct that from my rent is what I read.Also is there a better way to find lender with less fees for closing for cheap investment rentals.Currently I have 5 rental. 2 with personal home mortgage and 3 paid cash so no mortgages.

Now if you have a place that is short term say in summer and mid-term winter because you get a significantly higher rate in one season for STR that makes sense.  

Just because they have some cool letterhead and a "business" doesn't mean they aren't working outta the back of the white van...next to the speakers they sell.I would charge a 25% premium over going LTR rates.

Replacing water heater is cheap but if you owned condo in upper stair and water heater is leaking, your damage cost can be substantial because it may flood all the way down the unit on the first floor.

The tenant pool is pretty decent in most areas for nice rentals as rates have pushed up smaller buys too high for first-time buyers in some of the towns.

PML are giving very high interest rates of 10% plus.
