Tenants can submit a 5 second video and/or photos of any issues.

You cannot catch everything and there are certainly uncontrollable events that happen, but being able to have this confidence will go a long way in your peace of mind as well as your operational success.Provide excellent tenant service that is fair and friendly.

So what I mean more specifically from my opening question;Do you plan for extra CapEx or Emergency funding to pay for repairs out-of-pocket to get a tenant back in your property as quickly as possible while the insurance catches up?

Take a look at your advertising too maybe you can take some better photos or change the language in the ad to make it more appealing.

They can always catch up or go onto a different payment plan to avert an actual eviction, but you cannot listen to or permit their "stories" to steal your income.

The point is you take such a butt-kicking up front in taxes and penalties you have to achieve abnormally high rates of return just to catch up, much less do better than having a boring old 401K earning you returns.Food for thought.
