There's nothing wrong per se with cold calling - - you might just catch the owner when they've made a decision to sell but not yet signed an agent contract.

I don't care because the house is well kept and if they are late they will catch up....but if it ever came to eviction they have at least 1 income for an apartment so I  could move swiftly without qualms.

@Michelle RomanoTo avoid CG you would need to live there for 2 of the last 5 years.It would be difficult to claim rental income and then try to avoid CG.1031 would be the simplest thing to do and you don't have to worry about the IRS catching up to down the road.
