Long story short, I felt the paralysis by analysis, was on the sidelines for far too long, and had given up hope.Just then, early this year in January, one of my buddies shared this deal with me, a Lennar community in Seguin, Texas, in a great school district, brand new construction at a very decent price point.

The first contractor was actually a Home Advisory contractor my buddy and I called on to do some punch list items to finish up a basement reno that we personally did.  

David and his buddies at Hard Equity Financing took my money and 3 weeks later told me the value wasn't there.Keep in mind, this was after they fell of the face of the earth for three weeks with no communication.

Let me know your thoughts on this matter.So i have a buddy who had a similar situation where he had a women who was getting out of a divorce and her credit was terrible (something about the husband maxing out credit cards and taking out tons of loans in her name prior to divorce) but she had enough to pay for the entire year in cash.

Maybe you should have first gotten another buddy with a shovel to help you, while you were scaling and growing.I will get the excavator when it makes sense. 

Worst case scenario is that the whole small complex gets buddy-buddy and then the environment starts slipping.    

Reminds me of my neurologist buddy who basically taught me about headache management when I had minimal skills in that area.

A buddy of mine I graduated with who owns a woodworking business and I have been talking for around a year about getting into real estate investing but more specifically, buying and flipping houses.

They are your tenants, not your buddies and you are running a business.
