Just like there should be bulbs in the lights and seat covers on the toilets.

It's a brand new home.

The basement is completely renovated brand new.

Both homes are right next to a brand new development of 4 large townhomes which motivated me to dabble into new construction.

That being said, would it be unwise to lower my repairs percentage since it is a brand new fourplex?

Above everything I have already stated, it's also home to The Ohio state university, headquarters for L-brands (Bath and Body Works, victoria secret, and Pink), White castle, Wendys, and the new Chipotle headquarters is being finished up downtown.  

I have been trying to light a fire under their butts for this issue.

Our condo is in servicable condition but do need painting, and new floor, light fixture and AC would be nice which would give us higher nightly rates.

The criteria I'm hoping for would be the following:-Jumbo loan ($1.2 mil ARV)-80-90% LTV (hoping to use a 10% down second home loan if possible, as it will be a vacation home/self managed Airbnb)-No seasoning (or light 3-4 month seasoning, as the intention is to be ready to refinance end of Jan/early Feb)Any recommendations would be greatly appreciated!
