I recommend stashing away your extra cash towards a down payment but actively search for properties.

Also, renting a unit while someone is actively living in it, prior to them packing to move, is infinitely easier than doing it while it's empty or a wreck with boxes.

I have been searching for properties in the boroughs but have decided our best bet would be to start searching in Jersey (perferably close to midtown) as properties in Jersey seem to be less expensive for a 3-4 multi family house.

I don't have to give up on what I like completely, maybe pause, re-evaluate and learn some new things if you want to be active.

He is active as a buy and hold investor and has done some flips as well
