My states is very clear: if I accept my tenant's application for rental assistance, I agree to stop all eviction actions until their application is processed and I won't evict them for non-payment of rent during any period ERAP is paying for their rent.

You may need an attorney or claims adjustor to assist you.

You keep reminding them and they clearly aren't making much effort to assist.

It's because asking them to find a way to assist them is more work than you finding the way you can assist them and asking if you can do it for them.

I imagine one "disabled" and on public assistance even more so.Does anyone have any actual knowledge of the NJ law regarding this situation?

A house hack via FHA can get a 4 unit and a basement, which would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.Personally, I am very bullish on New York and NYC itself.

@Gustavo Zamora, you are correct that sometimes the terms of a deal (type of financing, seller assist, inspections, etc) can affect whether a seller accepts your offer or not.
