@Matthew Paul @Mark PritchardI agree with you that SFH around here . . the cosmos has to be perfectly aligned throughout the entire universe to pick up properties like were are seeing (SFH) in other markets.

I was quoted 2 price tiers that align with what you all have mentioned.

I am trying to find the real numbers I would be paying monthly but I'm finding that so many different things I read do not all align I'm not sure how to make sure I'm getting real numbers.  

@Devin James I believe the best person to respond that, is you, according to your priorities, but I believe I liked more responses from Josh, Frank and Natalie (probably I'm more aligned with them on the romantic side of decisions).So, not giving advice, just sharing you my experience...

As long as you align yourself with a great brokerage you will have a great career.

Oh, and you are not offering your realtor an extra bonus for all his extra work.The realtor wants to show a reasonable number of houses to a buyer who wants/needs to buy in the next 30 days, and a buyer whose personal preferences and expected price align with the overall market. 

Go with a lender that aligns with your interests and doesn't get paid until closing; they get paid when you get what you want.

So they are not as aligned with investors as well as some other nonaccredited offerings.

Sorry to hear you dealt with such a jerk in your first go at real estate.I would align expectations with your realtor as well - let him know that you are going to make some offers that have a low chance of acceptance but you're an investor and let him know your long-term goals and visions.
