Make a ton of cash, to get set up for the next property.#2...I understand duplex is on your mind, but from what I see these days in terms of pricing and rent, most people wouldn't really consider it a hack, because probably in the best scenario with a 3.5-5% down mortgage you'll be subsidizing your tenant.#3 At this point I would have a good lender or two in your pocket that have run different options for you based on what you qualify for loan wise.
