John T. from @brandon hall, his BARRRR strategy suggests that you should advertise the rental before purchasing so that the property is considered ready and available for rent, ie in service, to take deductions rather than having to cap and depreciate then.

Most lenders have a 2 year minimum seasoning on BKs.Honestly, IMO, his best bet is to contact the lender (NOT the servicer, but the LENDER), and throw himself at their mercy for a loan modification.

I also belong to an Angel investor group that "syndicates" investments in early stage companies.Not sure what an investor would be willing to pay for a service such as this, but I am sure the return would be higher if we can participate as equity partners in the deal.
