They seem to always quote it in $/square foot and it's an annual figure so for example  lower end retail in my area goes for about $10/foot.For the improvement costs (TI, tenant improvements) you can negotiate that with potential tenants but I would again use a short-cut $/square foot or you could do a specific list.

Anyone have a good recommendation of a flooring contractor that works in Puyallup, WA?

If the trailer is not square you have a couple of options: 1.

I used to buy pre foreclosures for a living for many years I bought hundreds of them literally in CA OR WA.. so we did this literally every day.. you don't want to rely on an Attorney or title company. once you know the amount then you can tell if you want to waste time working on it..

The extra work and square footage, at cost +20% only nets me an extra $5k. 

@Nabeel Kurji so i first lived right on Washington Ave & Studenmont near all the fuss walking distance to a lot of things but as i got engaged i moved a bit west just past highway 6 on I-10& barker cypress rd. after being there for a year we liked the area and started searching for a single family property in the area.. ended up buying a 2400sqft built in 2001 right up barker cypress rd. and personally i wouldnt want to live in or near downtown. i would have rentals near it but i would live there. but thats just personal preference.

I'm looking at deals in the Everett, WA area and wondering what the current cap rate in this area is.
