Looking at purchasing in Everett, WA and want to know cap rate.

Hi everyone, I've been around here for awhile but this is my first post.  I'm looking at deals in the Everett, WA area and wondering what the current cap rate in this area is.  Looking at value-add apartments built in the 1970's-1990's.  Is Everett a low 5% cap rate area or higher?  Any advice at all would be great.
