I suggest you visit the area to better understand the different cities (and "villages" or areas within the cities, the socioeconomic demographic differences, as well as their proximity to Phoenix or other areas, the Valley is beautiful and full of opportunity but as you have been advised you MUST do your research to find them.

I live in Rancho Cucamonga myself.You dont seem to be a beginner, but for those starting I always recommend these 3 things to people beginning in Real Estate Investing:1) Do a lot of research here2) Do not spend a lot of money with coaches, it would be much better to put that money to work and learn from experience, I'm not against coaches or education, but you need to be careful as there are some that are really bad3) There are many real estate clubs out there, visit them, select your favorites and meet other investors working your area.

We have done some preliminary research about the landscape and different neighborhoods, and are planning a visit early 2016 to experience the city first hand and look at potential properties.

u may hv to roll to ur  local reia or visit meetup to find a local rei group to get a recomendation.
