I also do not like duplexes as you do not control the surrounding buildings like a 30 or 40 unit development.

Based on the public records of surrounding houses, it doesn't seem to me that $100k is probable.Not sure if this is the case but, it is really tough to get buyers interested in property that is the first in the area to be rehabbed.
