Usually you can get 5% with no points and once you have it set up you don't have to redo the paperwork each time you want a loan then when you sell the house you pay back the loan, rinse and repeat.HELOCs are a fix and flippers best friend.

When you quit your job you replace one problem, less time, with another problem like the above.When you quit your job aside from the obvious lack of steady income, financing becomes an issue.Lets say you become good at finding deals, if you take 10 of those good deals, really only say 2 or even 1 would be good deals with the financing available to you without a job.You will need to have a hard money lender ready to lend which will cost you 14-16 pts in a year and want their money back in a year.

Shared well, separate 3br septics that have been inspected and are good (Have to add a holding tank per Health Dept. as new regs require 500 gal holding per bedroom and both are 1000gal tanks).This is a country setting on outskirts of town (7min drive) and 1/2hr to 45min to 4 major cities where most employment is.
